Updated NSW Fire Safety Regulations: What You Need to Know
- 13 Oct 2026
- News
With new NSW fire safety regulations taking effect from 13 February 2026, now is the time for building owners, developers, and managers to plan ahead.
These reforms will bring stricter requirements for how essential fire safety systems are maintained and documented. Waiting until 2026 could mean higher costs, limited contractor availability, and unnecessary stress.
What’s Changing
From February 2026, building owners must maintain essential fire safety measures in accordance with Australian Standard AS1851-2012 – Routine Service of Fire Protection Systems and Equipment.
This means:
- Routine inspection and testing schedules become mandatory.
- Maintenance must follow specific procedures outlined in AS1851.
- All records must be kept on-site for at least seven years and available for inspection.
- Missed inspections or incomplete records can attract significant penalties — up to tens of thousands of dollars for corporations.
The new rules apply to all building types except single dwellings and aim to reduce fire risks, improve system reliability, and simplify compliance processes.
Why Act Now
Although the new regulations don’t come into effect until February 2026, achieving compliance takes time.
Many buildings will need to review maintenance schedules, update documentation, and adjust service contracts to meet AS1851 standards. By acting early, you can uncover any gaps in your mechanical fire protection systems, plan and budget for necessary upgrades, and avoid the rush that will occur as the deadline approaches.
Preparing ahead of time also ensures your building remains insured, certified, and safe, without the added pressure of last-minute compliance work.
Simply put, planning now will save both time and cost later.
